For foreign buyers
How to buy in Mexico as a foreigner.
Buying property in Mexico is straightforward when you have the right guidance. Here's what every international buyer should know before starting the search.
Restricted zone, solved
Beachfront and border land sits in Mexico's restricted zone. As a foreigner, you acquire it through a bank trust (fideicomiso), a safe, renewable 50-year vehicle that gives you full ownership rights. You can also assign beneficiaries to your trust, making it easier to pass the property on to the next generation without having to do a will in Mexico.
Purchase
Most transactions are cash-based: mortgages for foreigners are limited and carry higher rates, usually around 10–15%. Still, they are not out of reach. I have guided clients through financing when it was the right fit. Plan on a minimum 10% deposit with your offer, held in escrow. The balance is deposited a few days before closing, also in escrow. From signed contract to closing table, the process typically takes about 60 business days.
Legal representation
Hiring an independent lawyer for your closing is key to a successful transaction in Mexico. Unlike in Canada or the US, where a notary may take on both roles, here a notary certifies the deed while your lawyer protects your interests, reviewing contracts, running extra due diligence, and keeping the process transparent. We have referrals to amazing law firms we trust and work with regularly.
Clear title & permits
Together with the lawyers, we verify the title, liens, water and ejido status before you sign the final contract. Your notary public (notario) then formalizes the deed with a permit from the Ministry of Foreign Affairs.
Closing costs
Budget roughly 10% of the purchase price for properties around $150,000 USD, and about 6% for properties of $500,000 USD and up. This includes acquisition tax, notary fees, lawyer fees, trust setup and appraisal. We'll walk you through every line before you commit.
From closing to living
After closing we can refer you to property managers who can set up utilities, handle renovations and furnishing, and manage your property day-to-day. Grupo Diorio also specializes in designing and maximizing your home for its full vacation rental potential. Ownership costs here are generally lower than in Canada or the US: property taxes are roughly 15 times less, HOA fees are modest, and local upkeep and remodeling are far more affordable.
